The is part of the AICPA's continuing education business unit. Our team creates and delivers training courses to support the career development aspirations of CPAs and other accounting professionals. AICPA Learning programs are delivered in a wide variety of formats, including instructor-led training, text-based self-study, webcasts, and interactive, online multimedia.
The Content Development Manager works with outside subject matter experts and in-house instructional design professionals to create storyboards, audio/video scripts, and all instructor-led training and self-study course materials. The responsibilities of the Content Development Manager will vary depending on the nature of the course, the delivery mode and the scope of the work performed by course authors and subject matter experts. Although the Content Development Manager will not be responsible for large-scale course development work, he or she should be able to develop learning materials, case studies, scripts, etc. on an as needed basis.

Content/Course Creation Work with Senior Manager, Content Development and Product Line Managers to understand and implement the content development strategy for government services curriculum. Work with third-party subject matter experts and internal instructional design professionals to:Define course learning objectivesDevelop course materials. Depending on how the courses will be delivered, these materials may include storyboards, audio/video scripts, self-study manuscripts, discussion leader guides, participant materials, case studies and slides in support of webcasts and instructor-led training courses.Develop learning materials, case studies, scripts, etc. on an as needed basis.Manage the technical review of course materials by an independent subject matter expertMaintain technical expertise and currency necessary to identify emerging technical developments and how these impact customer needs.Course Instruction Instruct AICPA instructor-led training coursesExpected Metrics: Meet at least 90% of the course development deadlines. The will lead, analyze and propose financial structuring solutions for the project and financial needs of Mercy Housing Lakefront real estate developments and acquisitions. Prepare upfront financial structuring services, credit analysis, financial modeling, development and operating project pro formas. Collaborate with RVP and project developers to assess real estate development finance needs of proposed projects and create appropriate capital stacks for their implementation.
JOB FUNCTIONS/RESPONSIBILITIES
1. Prepare upfront financial modeling, credit analysis, and structuring services, including both development and operating project pro formas; make ongoing modification of pro formas as developments move from conceptual to operational.
2. Collaborate with real estate team to assess real estate development finance needs of proposed projects and create appropriate capital stacks for their implementation.
3. Work with project developers to ensure successful development of housing and generation of fees from project initiation to final project closeout including creation and execution procedures for back-end closeout needs of all project investors and processing LIHTC 8609 certifications.
4. Manage the financial aspects of real estate development projects, including managing financial partners and investors. Foster the development of effective working relationships of project developers with local, state, and/or federal financing agencies and private investors in the development of affordable housing.
5. Provide proforma development, budget management and financial close-out for developers on specific projects. Coordinate the development of the operating and capital budgets of specific real estate projects and monitors actual to budget performance.
6. Provide support for negotiating investor partnership documents and provide credit reviews.
7. Contribute to the project plan process with the RVP, Real Estate Development and real estate development team and with integration of GBC regional planning.
8. Creation of annual work plan (process flow, metrics) and credit reviews for development activities.
9. Research and recommend new products and/or methods of financing and structuring for serving family, seniors and special needs populations in affordable housing developments.

Development and Financial Services Specialist
The position supports two areas in the organization and the incumbent's time is split between both areas. The two areas include: Funds Development and Financial Services.
Specific duties of the position include coordinating data entry in the company's donor database and creating lists and reports of this data as needed such as: mail lists, contribution summaries, etc. Additionally, the incumbent will support the Financial Services area by receiving payments and preparing cash receipts, receiving and opening vendor mail and breaking down and mailing checks to vendors and contractors.
RequirementsThis is a part-time position. The incumbent will work approximately 4 hours each day of the workweek for a total of 20 hours. An associates or bachelor’s degree in a related accounting area is preferred. The incumbent must have a minimum of three years of related experience and/or training.
